How long will it take for my home to sell?
The exact amount of time it will take for your home to sell depends on a variety of factors including, time of year, buyer activity, neighborhood competition, and price. Different neighborhoods and price ranges often affect the typical days-on-market that you should expect, but well priced homes often get a contract within 30 days. From there, the typical contract-to-close period takes between 30-45 days.
What if I need to sell before I buy?
No problem! Many sellers have this situation. If it is not financially viable for you to buy a home prior to selling your current home, you have two main options:

Seller Leaseback: A seller leaseback is an addendum that you would add to your contract to sell your property that allows for you, as the seller, to stay in the home for up to 90 days after closing. You can use this time to find another property with your new funds or have ample time to move/sell furniture.

Bridge Loan: A bridge loan is a type of loan product that helps you get a short term loan to buy a property that is then repaid largely by the sale of your current home once it sells. You should discuss this option with a loan professional more in detail if you are interested.
